Lomenzo Properties Wins Website Award

LP_BrokersLomenzo Properties of Dennis Village on Cape Cod  won first runner up in the broker/office category of the Massachusetts Association of Realtors 2009 Website Contest.  We are particularly gratified as we are a small "boutique firm" and beat out countless larger offices in our category. The award was due to the wealth of information offered for users of our website.  As the MAR article stated "Lomenzo Properties does a great job of integrating market statistics, property search, and a well-maintained blog into the visitor experience." Take a look for yourself and let us know what you think!

Family Compound on Cape Cod

We call this exquisite property "The Jewel of Dennis Village" for good reason!  Set on nearly 2 pastoral acres, it is perfectly situated in the very heart of coveted Dennis Village, a walk to the beach AND a walk into town.  Because of the difficulty in capturing the grandeur of this property in standard photos, we hired an aerial photographer to shoot it from above, clearly showing the beauty of the grounds and the structures on it.  The property features 4 separate structures - 2 homes (for a total of 8 BR/8BA) , a garage/guest cottage and a pool house.  View the virtual tour for a detailed look at this exceptional property!

Have we hit "the bottom" in the Cape Cod Real Estate Market??

The Jewel of Dennis VIllage on 2 acres!

72 Whig Street - The Jewel of Dennis Village!

According to The Warren Group, a MA real estate data firm, both SALES PRICES and SALES VOLUME ARE UP for the first time in 20 months!  For the month of July, the median sales price on the Cape was $320,000, up 3.6 percent from the July 2008 price of $308,750.   In the same time period, sales volume increased 9.4 percent from 310 homes sold in Luly 2008 to 339 in July 2009.  This is exciting news because it is the FIRST TIME SINCE THE END OF 2007 that prices have increased compared with the same time the previous year.

So, what's up?  Well a number of things.  Sellers have become more realistic and have adjusted their prices to the state of the market, so lower prices for Cape Cod homes have attracted attention.  Also, the $8000 first time home buyer tax credit has stimulated activity particularly in the lower end of  the Cape Cod real estate market. And we cannot underestimate the importance of improved WEATHER on our resort area and its real estate market!  So all these factors  are driving what we hope becomes a TREND.  Stay tuned as August figures come in.

Dennis Historic Committee Approves Solar Energy!

Solar Panel on Dennis Police Station

Solar Panel on Dennis Police Station

Last Wednesday evening  the Dennis Historic Committee approved the installation of solar panels on the front of the Dennis Police Station.  This is a historic achievement because the committee was divided over the issue of appropriate appearance.  Due to the diligent efforts by the Dennis Alternative Energy Committee, the solar panels proposed had a unique anti-reflective coating that actually made the solar panels change color to match the sky.  During an on-site visit, a solar panel was placed on the roof of the police station (see picture above) so the Historic Committee could evaluate the look.  Because of the design of the panels and the grid configuration, the color appeared somewhat brown and grey as opposed to the blue color of the actual solar panel.  Additionally, the Historic Committee was convinced by the applicant that through the manufacturer's warranty and the requirements of efficient solar energy capture, the panels would be properly maintained throughout their time on the roof. Finally, the location of the police station reduced the impact of the solar panels on the surrounding neighborhood and the historic district

Once the solar panels are installed, the Historic Committee and the residents of Dennis will determine for themselves if the Solar Panels detract from the overall good or add to it.  In either case, history will be made.

Cape Cod Baseball League: It's not too late!

Cape Cod Baseball League
Image via Wikipedia

The motto of the Cape Cod Baseball League is: "WHERE THE STARS OF TOMORROW SHINE TONIGHT!"   Top college baseball players from all over the country come HERE to find out if they are ready for the "big leagues!" Even knowing this, I was surprised to hear our teenage son tell us that 29 of the 40 first round draft picks this year were alums of the Cape Cod Baseball League!  That's some statistic!

We who live year-round on the Cape often take for granted some of the most special things about our home and the Cape Cod Baseball League certainly falls into that category. Their first game in June is always the true herald of summer. But today begins the play-offs and we have yet to attend a game this summer!!!  How did that happen??

Not too late though! Beginning this final week,  there are two games today - one this afternoon at Cotuit (vs. Wareham) and one tonight ata Orleans (vs. Chatham)  The play-offs proceed through the weekend.  For details of upcoming games, click on this link!  The Cape Cod Baseball League . Play ball!

Market Insights (July 29, 2009)

Sales volume and median prices continue to decline on Cape Cod at an identical rate with the Town of Dennis. The trend also shows a 52% reduction in sales of single family homes priced above $1,000,000.  The sale of land on Cape Cod has dropped severely with only one (1) sale since April of land priced over $350,000. With these facts in mind, pricing properties to sell needs to respect the changes in the Cape Cod real estate market especially in the mid-Cape area.

Cape Cod Weather and Your ONE Week Vacation...

Head of the Meadow BeachesImage by Jim Frazier via Flickr

Last week we had a renter call the night before they were due to move in to their Cape Cod Rental for the week. "We've had a family meeting" she said " and because the weather is predicted to be so bad, we would like to switch our week to one in August."  Yikes! Well, as much as we would have liked to accommodate them there was no way we could!  Can you imagine the precedent that would set?  A logistical nightmare!  We do however, feel for them. How disappointing to look forward to your one week vacation on the Cape only to have it rain incessantly.

If your vacation ends up being a washout, there are  options to going to the beach!  There are museums, antique shopping, movies, and matinee plays at the The Cape Playhouse. Take a look at the Cape Cod Online website in the VISITORS GUIDE section to get you started.  And hey, don't be too bummed out - you're on vacation afterall! :)

Cape Cod Neighborhood Sales Data: May/June 2009

Sales in Dennis for the period May 15 through June 30, 2009 reflect a continuing down-trend in sales and prices for the area.  Interestingly, the average selling price is 96% of listed price during the time frame.  18 properties sold in five Dennis Villages and only one sold for over $700,000.   Buying opportunities are ripe at the moment and continue to present values equal to those found in 2003 for most properties in the Mid-Cape towns of Dennis, Brewster, Yarmouth and Harwich.
